Real estate tax: who and how much will have to pay in 2025 for the "excess" space

All owners of residential real estate that exceeds amounts specified by the law will have to pay taxes.

This tax will be paid by owners of:

- apartments with area of ​​more than 60 square meters;

- houses with area of ​​more than 120 square meters;

- other various types of housing, including their shares, with area of ​​more than 180 square meters.

Tax rate is determined by local authorities. Herewith, there is a must take into account type of housing and location.

In 2025, tax is paid for the reporting year 2024.

Tax rate cannot exceed 1.5% of the minimum wage per 1 square meter, which as of January 1, 2024 was 7100 UAH. Therefore, the maximum rate is 106.5 UAH per 1 square meter.

How will this look like in practice?

For example: You are owner an apartment with area of ​​65 square meters.

Tax rate is 1.5% (7100 UAH x 1.5 percent = 106.5 UAH).

Taxable area is 5 square meters (65 square meters - 60 square meters)

Tax amount: 5 square meters x 106.50 UAH = 532.50 UAH.

Everyone who must pay this tax will receive a corresponding notification with clear calculations by July 1. Where? To your electronic cabinet or by the registered mail.

To avoid a fine, pay this tax on time! You have 60 days from the date of receipt of notification to do so.

The following are exempted from paying the tax:

owners of residential real estate whose total area does not exceed the established norms;

owners whose real estate is located in occupied territories, damaged or in a zone of active hostilities.

Real estate objects for which there are also exemptions:

family-type orphanages;

housing owned by orphans deprived of parental care and children with disabilities raised by single mothers or fathers, but not more than one such object per child;

residential real estate – property of public associations of persons with disabilities and their enterprises;

residential real estate owned by large or foster families raising five or more children, etc.
